CAGAYAN DE ORO CITY – A township consisting of 25 residential towers with a total of 10, 400 housing units that is part of Pres. Ferdinand Marcos Jr.’s “Pambansang Pabahay para sa Pilipino Program” will soon rise in Barangay Santa Ana, Tagoloan town in Misamis Oriental, the project developer announced Wednesday, March 1.
Lawyer Chembelyn Balucan, RGJ (Romeo G. Jalosjos) Realty Corporation president, said in a press conference Wednesday that the said housing project called “Valley View Township” will address housing backlogs in Cagayan de Oro City and Misamis Oriental.
“Because the objective of this housing [project] is to address our housing backlogs. This means that for those really beneficiaries that are qualified in the law; those with no houses and indigent are the priority,” Balucan said in mixed English and vernacular.
Barangay Santa Ana in Tagoloan, Misamis Oriental is only 24.5 kilometers away from the city proper of Cagayan de Oro.
Each tower of the said 14-hectare project, which is around 200 ft. tall from ground level, consists of 416 housing units—a total of 13 floors each tower and 32 housing units per floor.
Balucan said they were aiming to finish the housing project in three years—over 3,000 housing units per year—according to the Memorandum of Understanding (MOU) they signed between the Social Housing Finance Corporation (SHFC).
The SHFC is the lead government agency to undertake social housing programs that will cater to the formal and informal sectors in the low-income bracket and shall take charge of developing and administering social housing program schemes, particularly the CMP and the AKPF Program (amortization support program and development financing program).
The RGJ Realty Corp. is just the developer and the SHFC will finance the said project for P10.8 billion and also the office that will assess and grant the beneficiaries submitted by the local government unit (LGU).
The project developer already secured the necessary surveys and tests, with the help of various government agencies to ensure the structural integrity of the buildings and proper drainage system to avoid future problems.
Balucan said the construction company they hired has many high-rise buildings in Manila that have the best structural integrity when it comes to their buildings.
“Their basis is the soils test, the EGGAR (Engineering Geology and Geohazard Assessment Report) and their actual survey in the area based on the soils test. We are sure that they also don’t want to put their license at risk,” she said.
Ritchie Salloman, RGJ Realty Corp. executive vice president, said the project location in Santa Ana in Tagoloan has been chosen as it would provide a huge help for the employees in the Phividec Industrial Authority (PIA) who are mostly residents in this city and some parts of Misamis Oriental.
The PIA is a fully owned and controlled corporation of the Philippine government and it is mandated to identify and develop sites in the country as prospective industrial areas.
Among the amenities that are planned to be built in the said township include clubhouse, chapel, sport facilities, swimming pools, among others.
The plan to establish fast food chains and other business establishments, as well as public transportation within the township has also already been in place.
The groundbreaking ceremony was supposedly on March 3, however, it was cancelled as the project developer is still waiting for the commitment of the Presidential Management Staff for the presence of Marcos as guest of honor.
Salloman said they were targeting to conduct the groundbreaking ceremony within this month. (MT)
